Unit Profile

This profile defines a unit and contains information about the ledger, market rent, and fees. In addition it has a Category tab and a Documentation tab.

Each profile must have a Record ID consisting of an ID (short description) field and a Long Description field, which uniquely identifies that profile record.

 

Every unit is associated with a ledger - either an owner or a property. Mandatory fields are ledger, Mgmt Fee and Address. All others are optional. When a Manager is assigned to a unit you can run reports sorted by and limited to that manager.

There is a Profile Alert field on the Management tab.  Entering information in this field will cause it to display each time the unit profile is opened and each time a tenant profile assigned to that unit is opened.  To prevent the alert from displaying for the tenants go to Setup>Database Settings. Mark the checkbox: Tenants-Do Not Show Unit Profile Alerts.

Categories assigned on the Categories tab let you add flexibility to the reporting and tracking functionality. The Documentation tab provides a means for attaching and cataloging pictures and documents to a profile.

 

Taxes tab contains fields that pertain to Arizona reporting for the TPT-2 form.

Buttons on the left:

Ledger Payable History - shows disbursements to the owner from the unit

Site Payable History - shows disbursements from accounts payable with the unit as the Bill To.  Includes information on the payee, bill code, amount, due date.

Disbursement History - shows disbursements to the unit

Site Repair History - shows work orders for the unit

Ledger Repair History - shows work orders for all units belonging to the ledger
